Why is Kingseat Hospital (New Zealand) said to be haunted?

Kingseat Hospital opened south of Auckland in 1932, built on the villa model of psychiatric care then in vogue, with dozens of self-contained ward buildings scattered across parkland so patients could live in something resembling a small village rather than a single institutional block. Over nearly seven decades of operation it treated thousands of patients, and by the time it closed for good around the turn of the millennium, staff and former patients had already passed down more than a hundred reported apparition sightings across the grounds β€” figures glimpsed in ward windows, a woman in white said to wander the old admin building, and cold spots in the disused morgue. Since 2005 several of the original buildings have housed Spookers, a haunted theme park that leans directly into the site's reputation, and staff there say the "extra" activity reported by visitors sometimes goes beyond anything scripted into the attraction.
