Why is St. James Theatre, Wellington said to be haunted?

Designed by Henry Eli White and opened in 1912 as His Majesty's Theatre, Wellington's St. James is regarded as one of New Zealand's most haunted stages, home to the Royal New Zealand Ballet and, according to generations of performers and stagehands, to a spectral presence known simply as "Yuri." The story told backstage holds that Yuri was a Russian acrobat performing with a touring circus or vaudeville act sometime in the early 20th century who fell to his death during a high-wire or trapeze routine above the stage. Actors have long described unexplained falls of equipment, a cold, watchful presence in the flies above the stage, and a sense of being followed through the theatre's back corridors during late rehearsals. Extensively restored in the 1990s and 2000s after a long period of neglect and threatened demolition, the theatre remains active, and cast members still leave an offering for Yuri before opening night.
