Why is Whaley House (San Diego, California) said to be haunted?

Built in 1857 by Thomas Whaley, the Whaley House in San Diego's Old Town stands on the site of the city's old gallows, where convicted horse thief James "Yankee Jim" Robinson was hanged in 1852 β€” years before Whaley purchased the land, unaware, according to local tradition, that his own family would later report the sound of heavy footsteps matching a man of Robinson's size. The house went on to serve as the Whaley family home, a general store, San Diego's second county courthouse, and the city's first commercial theater, and the Whaleys buried at least two family members there, including young son Thomas Jr., who died of scarlet fever. Investigated extensively since the 1960s and long promoted as one of America's most haunted houses, it draws reports of a woman in period dress at the top of the stairs, a dog's bark with no visible animal, and the scent of perfume in empty rooms.
